As your project moves toward completion, we can negotiate a reduction in interest rate. Please use this table as a general guideline to learn where a sample project may fall.
You have successfully sold or refinanced at least one project.
Up to 70% LTV.
Less than 65%
Property is vacant and in need of significant renovation work.
CCF will lend anywhere in the Chicagoland area. Neighborhoods with low sales activity carry a high risk premium.
Property does not generate any rental income at this time. However, it does exhibit strong potential to cash-flow in the future.
CCF does not have a minimum credit score requirement.
Renovation in Progress
You have successfully sold or refinanced a few projects.
Up to 75% LTV.
65 - 100%
Renovations are under way and lease-up is in progress.
CCF will lend anywhere in the Chicagoland area. Neighborhoods with average sales activity fall into the middle pricing tier.
1 - 1.25
Property is generating some rental income.
Borrower exhibits strong potential for a conventional refinance.
You are a highly experienced re-developer with a large portfolio.
Up to 80% LTV.
90 - 100%
Renovations are complete and property is rented.
CCF will lend anywhere in the Chicagoland area. Areas with high sales activity and vibrant market conditions carry lower risk.
Property is generating bountiful cash flow.
Borrower has experience refinancing with conventional lenders.
